Park Creek CDD Message from the Chair - December 2025

Hello Park Creek Neighbors!

As 2025 nears its close, I want to provide a CDD recap of what’s happened this year. Since the spring, a lot has been accomplished.

The Trail

The walking path has been a serious headache for all of us for some time. It was a densely wooded area with a concrete winding walking path. Due to hurricanes, dozens of trees were shredded and ripped up significant sections of concrete as they fell. 

Over the summer, dozens of trees were taken down, and stumps were ground. New concrete was poured. One area’s path was rerouted to a higher area because it was sliding towards the creek. 

Much of the broken concrete is strategically placed as “riprap” to prevent erosion from the trail to the creek. Although some may think it is an eyesore, it’s actually a no-cost erosion fighter that helps keep the slope stable as water drains from higher elevations.

New doggie stations and benches have been installed. Posts have been erected at the various entrances to the trail to prevent vehicles from driving along the path and weakening the concrete. 

If you haven’t yet, take a walk along the path. We encourage you to check it out! 

Mailbox Station – Park Meadowbrooke and Myrtle Rock

A permanent structure has finally been built over the mailboxes. This prevents further wear to the mailboxes from exposure to the sun and rain. It is now also lighted so everyone can feel safe and see their boxes when they stop to pick up mail.

Park Creek Erosion Along Creek

Near the entrance to Park Meadowbrooke next to the sidewalk, yellow tape continues to be in place. This prevents anyone from walking on that part of the sidewalk. Yes, it is an eyesore. And yes, it has been there for some time. 

However, this property is owned and managed my Hillsborough County. It is sectioned off due to erosion from the sidewalk to the creek below. We continue to contact the County to rectify this and build a structure to reinforce the erosion. 

Recent Tree Trimming

This fall, the CDD board approved the cost to professionally trim 134 trees throughout CDD property. Most of the trees were Live Oaks that are prevalent in our area. Although at first it seemed that the trees were “scalped,” know that it is intentional for the longevity and beauty of the trees and neighborhood. The trees grow quickly and will look nice as they grow out. 

Landscaping at Park Creek Entrance & Amenity Center

The CDD approved to significantly enhance the landscaping at the Park Creek main entrance and at the Amenity Center. Cardinal Landscaping presented a design at a recent board meeting. The work was done last month. The choice of plants provides a variety of color, height, and flowering plants that will look great throughout the year.

Park Creek CDD Financial Position

Our CDD is in a good financial position. Despite costs to repair the trail, install the mailbox covering, landscaping, and overall maintenance to grounds and Amenity Center, we are fiscally sound. We got a breather from storms in 2025. Yet our financial stability ensures we are prepared for any future storms. 

GMS Team – CDD Management 

We have 5 elected CDD board members, yet Park Creek operations and CDD management expertise is provided by GMS. There are many people behind the scenes who work diligently to maintain the operations and beauty of Park Creek. 

I want to thank the entire GMS team for all their efforts in 2025. 

CDD Meetings

If you’re able, please join us for a CDD meeting in 2026. Signs are posted around Park Creek several days before a meeting. They are held at 6pm at Fairfield Inn on Big Bend.

After thoughtful improvements and careful maintenance, the trail is ready for walkers, joggers, cyclists, and nature lovers of all ages to enjoy. Whether you’re looking for a peaceful stroll, a scenic route for your morning run, or a quiet spot to connect with nature, the trail is here to welcome you back.

We invite everyone to explore the refreshed path, take in the beautiful surroundings, and make new memories on the trail we all love. Thank you for your patience during the closure—we can’t wait to see you out there!

Park Creek Community Development District Disclosure

Please be advised that the Park Creek Community Development District (the "District"), a local unit of special purpose government created under Florida law, has constructed and is responsible for the maintenance of certain improvements, infrastructure and facilities within the District. The District financed this construction through the sale of tax-exempt bonds, a form of public financing. As a result, and in accordance with applicable federal and state law, all District owned improvements, infrastructure and facilities are and shall remain open and accessible to the general public. Should you have any questions on this matter, non-resident user fees applicable to District recreational facilities, or any other general District issue, please feel free to contact the District Manager.

Pool Access

The pool is open for residents of the community from 30 mintes after sunrise and closes 30 minutes before sunset. Staff will be onsite to hand out access cards Wednesday through Sunday from 11:30 a.m. to 7:30 p.m.  New residents will need to complete an access card registration form at the time they are issued their new cards.  This will help ensure we have all up to date information for residents.  

Residents that are homeowners will need to provide staff with a current driver's license and then staff will use the County's tax roll to confirm the information. Residents that are leasing will need to provide staff with an up to date driver's license and a copy of their current lease agreement.  

Each resident household will receive two access cards at no cost. Additional or replacement cards can be purchased for $25 per access card.
